TopHat together with our design partners, Bond Bryan, have created a scheme using standard TopHat homes to deliver a sustainable and net zero carbon settlement.
TopHat has focused on embodied carbon since it’s inception.
When looking at the King’s Tamerton scheme, our approach to achieving ultra-low embodied carbon has been simple.
As standard TopHat homes are already ultra-low embodied carbon at just 221 kgCO2e/m² (compared to the RIBA average new build today of 1,200 kgCO2e/m² and the 2025 Recognised Target of 800kgCO2e/m²) so this together with our landscaping strategy incorporating trees and planting ensure that the lowest levels of embodied carbon are achieved.
In response to PEC and PEC Homes desire to deliver net zero carbon, affordable homes, the key drivers of our energy strategy were to:
– Minimise heat demand using excellent fabric performance
– Deliver heat using the most efficient heat generator possible
– Power everything from building integrated renewable energy sources in as far as is economically possible
One of TopHat’s drivers to achieve energy efficient homes is through fabric optimisation. Our fabric performance is based on the national ‘Future Homes Standard’ published to date, which is expected to be introduced in 2025, and was developed to meet the FHS and aligns with TopHat’s own net zero carbon and energy specification.
To deliver guaranteed energy performance we have sought to minimise the impact of human behaviour.
